[브레이크뉴스=이성용 기자] 경남도는 16일 주택시장 안정화 방안 모색을 위해 도청에서 관계기관 협의회를 개최했다.

대한주택건설협회 울산경남도회, 대한건축사협회 경남건축사회, 한국공인중개사협회 경남도회, 한국토지주택공사(LH) 경남지역본부, 경남개발공사, 창원시 등 8개 시군 주택 관련 부서장이 모여 도내 주택시장 전망을 공유하고 최근 급격히 증가하는 미분양주택 해소 방안을 논의했다.

도내 주택매매는 공급이 수요보다 높은 상황이 유지되고 있으나, 전월세는 수요와 공급이 비슷하게 유지되는 등 실수요는 꾸준한 것으로 파악됐다. 

다만, 미분양은 한정된 수요 대비 그간 미뤄 왔던 청약·준공 물량이 2~3분기에 공급될 것으로 예상돼 당분간 증가할 것으로 전망된다.

도내 시군에서는 미분양 해소를 위해 인허가 물량을 조절하고 있다. 김해시의 경우 일부 단지를 임대분양으로 전환하는 등 적극적으로 대처하고 있다. 

지방에서 미분양에 대처하는 것은 한계가 있으므로 중앙정부에 지방 미분양해소를 위한 세제 혜택 등을 건의해야 한다는 데 의견을 같이 했다.

대한주택건설협회 경남도회에서는 한국토지주택공사(LH)가 매입하고 있는 지방의 준공 후 미분양 주택 매입물량을 3,000호에서 5,000호로 확대하고 장기 미분양 주택을 우선 매입하는 등 매입 기준을 유연화해야 한다고 건의했다.

한편, 경남도는 미분양해소를 위해 15일 대구광역시에서 부산·울산과 함께 대책회의를 가졌다. 

회의에 참석한 시·도는 수도권과 달리 지방의 미분양 상황이 심각하다는 인식을 같이하고 세제감면, 총부채원리금상환비율(DSR) 완화와 같은 실질적 대책이 시행되도록 대정부 건의 등 공동대응을 준비하고 있다.

신종우 경상남도 도시주택국장은 “도내 주택시장이 침체되어 있으나 실수요는 꾸준한 것으로 파악하고 있다”며, “오늘 협의회의 의견을 영남권 시도가 함께 중앙부처에 건의하는 등 미분양 해소를 위해 더 노력하겠다”고 밝혔다.

The Gyeongnam branch of the Korea Housing Construction Association suggested that the number of unsold housing units purchased by the Korea Land and Housing Corporation (LH) after completion should be expanded from 3,000 to 5,000 units, and that the purchase criteria should be made more flexible, such as giving priority to long-term unsold housing.

Meanwhile, Gyeongnam Province held a countermeasure meeting with Busan and Ulsan in Daegu Metropolitan City on the 15th to resolve unsold housing.

The cities and provinces that attended the meeting shared the same perception that the unsold housing situation in local areas is more serious than in the metropolitan area, and are preparing joint responses such as making suggestions to the government to implement practical measures such as tax reductions and easing of the debt service ratio (DSR).
