민간전세임대 폐지 공공임대 공급우위에 주택난 가중

주택가격 상승에 전세공급 부족이 동시에 터진 폭등사태에 정부의 공공임대 주도가 가격상승을 지속시키고 있다. 정부는 2년간 단기 공공임대 11만4천 가구 공급을 19일 밝혔으나 내년 초 전세난은 더 심해질 전망이다.

 

한국토지주택공사(LH)가 주도하는 월세형 임대 39천가구(수도권 16천가구) 공급 발표와 비해, 주택시장의 전세 매물 현황은 서울에서 연초에 통상 5만건의 매물이 나왔으나 전세난이 컸던 105일 전세매물이 8313건으로 급락했고, 비이사철인 11월에 매물이 증가하며 16일 기록이 12510건으로, 정보 앱 아실이 집계했다.

 

아실의 집계는 올 연초 서울의 전세매물이 49864건이고 정부 공공임대 발표 시점에는 1/4 수준으로 급락 상태이고 정부의 수도권 상반기 공급예정은 ’16이다.

김현미 국토장관은 이날 발표에서 임대차법 시행 전에 57.2%였던 전·월세 계약갱신율이 지난달 66.2%까지 높아졌고, “10명 가운데 7명은 전셋값 부담 없이 살던 집에 계속 거주할 수 있게 됐다고 말했다.

 

전국 아파트값은 장기임대 확대의 정부 발표와 달리, 한국감정원 통계 작성 이후 8년 반 만에 최고로 뛰었다.

 

전세난에 밀려난 주택 수요 증가로 전국 집값이 113주간에 최고로 폭등했고 그중 아파트가격이 비규제지역인 김포 부산 등에서 최대 상승했다고 한국감정원이 19일 밝혔다.
